ENMA Capital

ENMA is a real estate private equity company based in London, specialized in real estate investments and development in the hospitality industry within the UK and Europe.

Our vision is to deliver compelling net investment performance by investing, developing and managing value-added assets in the hotel and luxury segment. Knowing the Italian market well, we decided to invest there because there are many opportunities in unique locations where only international brands can make the difference.

New real estate securitization vehicle

ENMA for the experience gained over the years in the real estate sector in the investment, management, and development branch, was authorized by the Bank of Italy to be the asset manager of the new real estate securitization vehicle called OCTANTO REV 1 of which QUIANTO CAPITAL is the sponsor and will be a junior investor.

The vehicle was created to carry out investments and developments in the hospitality sector principally in the Italian market and offers also the possibility of gathering professional and institutional investors through the issue of securities, managed through the MTS platform, who are interested to invest with us in an alternative segment in premium markets with strong international tenants and brands.

OCTANO REV 1 KEY POINTS

Instrument with a solid security package that allows the asset segregation of real estate and related cash flows for the benefit of investors (similar to an investment fund).

A leaner structure than a real estate fund and more suitable for organizing club deals involving professional investors on individual projects.

The structure is regulated and subject to the control of the Bank of Italy through its monitoring by a servicer of the operation who is a supervised intermediary.

Possibility of providing different classes of securities that can adapt to the risk / return needs of different types of investors.

Innovative tool that will open the Italian real estate market to a greater audience of investors and lenders.

Optimization of the tax impact on investors.

Enrico Meneghetti , CEO of ENMA Capital founded in 2016. He is Italian, he studied engineering in Padua. His background is in M&A and real estate private equity in Italy, and then for 12 years in Switzerland. There he started with investments in residential buildings and then also to the hospitality sector. He has experience in real estate analysis, planning, development, and management and (besides the two projects in Sardinia) he has other investments in their pipeline.

Petra Hofer, is Italian, has a law degree from Università Cattolica of Milan and is a director of ENMA. She has been a practising lawyer since 2003. She has experience in real estate M&A as a consultant and also through representing owners, she was also on the board of a 5-star luxury hotel in Switzerland. Petra is also CEO of ENMA’s sister company, QUIANTO CAPITAL, which is a private equity real estate company also focused on the hospitality sector.

Receipient of the RIBA’s Hadrian Medal and an award winning Architect, Jonathan has been working on schemes across the UK, Australia, Canada and Europe for over 10 years, from No.1 Harley Street in London to Lanserhof Tegernsee in Germany; from the Grade 1 Listed Ickworth House in Suffolk to the Grade 2* Woolley Grange Hotel in Wiltshire. He has extensive experience working on both Luxury Hospitality and high-end Private Healthcare projects, with a particular focus on adaptive re-use and delivering modern luxury within Listed heritage buildings.

Jonathan Blake — Partner & project team leader

A Rome Scholar and an award winning Architect, Jeremy has been delivering luxury, sustainable and heritage related projects for over 40 years. His unique experience and expertise in the industry is highly sought after, having been a judge at the European Hotel Awards and the former Chair of the Building Limes Forum, as well as remaining an active Committee Member working with the Royal Commission of 1851. His portfolio has included work on some of the foremost hospitality projects in the UK, including Coworth Park Spa in Ascot, The Grade 2* Listed Grove Hotel in Hertfordshire and The Mandarin Oriental Hyde Park in London. Work overseas has included the Nevskij Palace Hotel in St Petersburg and a 400-acre resort on the Island of St Helena.
